Public records

Florida public records scorecard

How openly each Florida county publishes the property records a commercial broker reaches for first: the appraiser's parcel layer, the assessment roll file, recorded deeds, zoning, building permits and development review. Every status below comes from a dated check recorded in the county registry, and each county's guide shows the address, the date and what is not yet verified.

Newest check on this page: October 7, 2026. 13 of 67 counties have enough verified sources to score today.

Scored counties

Ranked by openness

Highest score first; a tie goes to the county with more sources checked, then to the name. A low score here means the open sources are not all confirmed yet, not that a county withholds anything.

The rule

How the score is computed

Six sources, weights that add to 100. Each source for each county has one of four statuses. Published earns the full weight. Partly published earns half. Not published by the county earns nothing and counts as checked, because a dated check looked and found none. Not yet verified earns nothing and does not count as checked, because nobody has confirmed it either way. A county is scored only when at least 4 of its 6 sources are checked; below that it reads "Not scored yet". A source that has not been verified earns nothing until it is, so a low score means open sources are not confirmed yet. It does not mean a county withholds anything.

Sources, weights and what earns credit
SourceWeightFull weightHalf weight
Parcel layer (property appraiser data)The property appraiser's parcel map service: owners, land use, values and sales, read straight from the county.25The appraiser's own parcel layer answered a dated check and its field names were confirmed.A layer answered but its field names are not confirmed, or only a state mirror of the parcel layer serves the county.
Assessment roll file (download)The Florida Department of Revenue's county assessment roll (name, address and legal description) as a free file.10The county's roll file was read on a dated check. Not applicable
Recorded deeds (clerk of court)The clerk of court's official records search, where deeds and mortgages are recorded.20The clerk's official records search page answered a dated check. Not applicable
Zoning and land use layersThe county's own zoning and future land use map layers.20A county zoning or future land use layer answered a dated check. Not applicable
Building permitsA live building permit feed published by the county or its cities.15A countywide permit feed answered a dated check.Only a city permit feed answered, not the whole county.
Development reviewA live development review or planning-case feed published by the county or its cities.10A countywide development review feed answered a dated check.Only a city list answered, not the whole county.

The score is the weight earned, rounded, out of 100. It is computed from the same registry facts that fill each guide, with no database in the middle, so the same facts always give the same score.

Counties with too few verified sources to score

These 54 counties have fewer than 4 of 6 sources checked, so they carry no number. Their guides list what is verified so far and are not indexed by search engines until a score is possible.

The assessment roll comes from the Florida Department of Revenue Property Tax Data Portal. This guide describes public sources as the registry recorded them on the dates shown. Availability, fees and terms of use are set by each publishing office and can change, so confirm with the office before relying on a source. It is not legal advice and makes no statement about any office's staff or practices.
