What is SourceDeck, in one paragraph?

SourceDeck is an AI-run operating system for real estate brokers. Its operator, CASH, sources property owners from county records, resolves LLCs to real people through state registries, finds executive contacts at institutional buyers, maps zoning opportunity, produces OMs and flyers, and stages every outbound campaign for your approval. Nothing sends itself.

Is this a CRM?

It keeps your contacts, properties, and outreach in one place, but the point is the engine around them: sourcing, enrichment, scoring, and campaigns. Think operating system for the prospecting side of a brokerage, not a system of record you feed manually.

Does it work for residential agents?

The residential line exists: SourceDeck Residential points the same engine at farming, CMA workflows, and inverse search. The program opens after the CRE founding cohort; request access and mention residential in the note to join the waitlist.

Can CASH send emails or make calls without me?

No. Outbound actions always stage in the approval queue until you clear them. The autonomy ladder only governs internal work like sourcing, scoring, and drafting.

What does "AI-run" actually mean here?

CASH does the grinding: pulling records, resolving entities, verifying contacts, drafting outreach, watching the pipeline overnight, and briefing you each morning with citations. You do the deciding. Every capability claimed on this site is shipped and running.

What does SourceDeck cost?

CRE is $750 per month at the founding rate, locked for as long as you stay; list price will be $999. White-glove onboarding for your market is included with founding membership: county data loaded, zoning map configured, your book imported, CASH tuned to your voice. The residential program opens after the CRE founding cohort; ask about the waitlist.

Is there an annual contract?

No. Month to month. The founding rate lock is the incentive to stay, not a contract.

Is there a free trial?

No, because every market requires real setup work. The demo shows the live product before you commit, and onboarding is done with you personally.

Are there usage overages I should worry about?

Paid data lookups show cost previews before they run and are bounded by daily caps, and Design Studio displays the AI cost per document (roughly a dime per OM). Heavy usage is a conversation before it is ever a bill.

Data + security

Who can see my pipeline?

You. Every brokerage runs in its own tenant, isolated with Postgres row-level security at the database layer. Data is never shared across tenants.

Is my data used to train AI models?

Your CRM data is not used to train foundation models. Your pipeline is your competitive position, and it is treated that way.

How does outreach stay compliant?

Emails send only to verified addresses, CAN-SPAM identification and unsubscribe handling are built into every template, suppression lists are honored permanently, sends are throttled, and voice or SMS is reserved for warm consented contacts in line with telemarketing law.

Can I export my data if I leave?

Yes, in standard formats. Your data leaves with you; retention afterward is governed by the privacy policy, not by lock-in.

What happens during white-glove onboarding?

Your county ownership rolls and GIS zoning layers get wired, your existing records are imported and deduplicated, your brand is locked into Design Studio, and your first campaigns are built and staged with you. You learn the deck on your real book, not a demo dataset.

How long does onboarding take?

It depends on the county and the state of your existing data; the work is done for you and paced with you. You are working real pipeline before onboarding formally ends.

Which markets are supported?

SourceDeck launches market by market, starting in Florida, where the Sunbiz registry powers LLC resolution. Your market is part of the founding conversation: request access and name your county.

What do I need to bring?

Your existing contacts and mandates in whatever shape they are in (spreadsheets are fine), your brand assets, and a sending domain. Everything else is set up for you.
