Where does the zoning data come from?
From county GIS services, rendered live. Your county’s layers are wired up during onboarding, which is part of the white-glove setup.
What goes into the opportunity score?
Factors include zoning headroom versus what is built, the improvement-to-land value ratio, and proximity to development news. The breakdown is displayed with the score for every parcel.
Does the map tell me who owns the parcel?
Yes. The map feeds the sourcing engine, so a high-scoring parcel goes from score to resolved, verified owner contact without leaving the deck.
Is this an appraisal?
No. The analyzer is a screening tool: a land residual and pro forma to tell you whether a deal is worth pursuing. Valuation for a transaction still belongs to licensed appraisal work.
