How this is counted, and what it cannot tell you

  • Counted from public-record property records only. Listings from MLS feeds are not counted. A building reached from two sources at the same address counts once.
  • A record is put in one property type by the first word its asset class label carries: multifamily, then retail, then office, then industrial. A mixed use building counts once.
  • Owner type is read from the words in the name on record, the deed holder where we hold one, by a fixed set of rules. It is not a legal finding, and nobody checked each name. A business with no company word in its name reads as an individual, so the individual share can run high and the company shares low. A person with a surname that is also a company word can read the other way. No sample has been hand checked yet, so we state no error rate.
  • A mailing state is where the record says the tax bill goes. A manager or a lawyer can receive it for the owner, so mailing outside Florida does not mean the owner lives outside Florida.
  • A person named behind a company means a name in Florida corporate filings or a data import differs from the name on record and reads as a person. It is a name on file, not a confirmed decision maker.
  • Years since the last sale are read only from records with a sale date on file, so a building with no recorded sale is not in the median, and a county whose recorded sale history is short reads shorter than the truth.
  • Under 20 records a page shows no figures. A group under 10 is withheld, and one more group is withheld when the small one could otherwise be worked out by subtraction, so "withheld" can mean a small group, none, or a larger group hidden for that reason.
  • No owner name, address or parcel number appears on this page.
