CMBS loans maturing in South Florida, by county

30 securitized loans on properties in the five counties SourceDeck is live in, by scheduled maturity quarter.

A scheduled maturity is the date a loan agreement says the balance comes due. For securitized commercial loans the trust files that date in a public report. SourceDeck reads those filings for the counties it is live in and shows each property as the trust filed it. County clerks record that a mortgage exists, never its term, so recorded mortgages appear only as labeled estimates, in counts.

What this page can and cannot tell you

  • This list is short on purpose. It holds only securitized (CMBS) loans on South Florida properties that appear in public SEC trust filings (Reg AB II loan-level reports), and only the loans our reader has captured so far. Most commercial loans here are held by banks, life companies and private lenders and are not in any public filing.
  • The county clerk mortgage index is loaded for Broward only, so only that county has a recorded-mortgage estimate.
  • 23 other Florida securitized loans in the filings are in a county SourceDeck is not live in yet, or the filing states no county, and are not shown on any page.
  • Language matters here: a scheduled maturity is a date in a loan agreement. It is not a sign of distress or default unless the filing says so, and this page never infers either.
  • Source: public loan-level reports that commercial mortgage trusts file on SEC EDGAR, read by SourceDeck.

Inside a SourceDeck workspace the loan radar applies these same estimate rules to recorded mortgages, next to owner sourcing for the same county records. What SourceDeck holds in every Florida county.
